Short Term Rental Requirements

Renting it out? Know the rules. Do you offer your property as a short-term or vacation rental?

Your platform (Airbnb, VRBO) does not pay your local tax. You must register and remit Duval County’s Tourist Development Tax yourself.

If you rent any home or room for 6 months or less, even for one weekend, you must collect and pay Duval County’s 6% Tourist Development Tax. Platforms like Airbnb and VRBO, etc. do not pay this tax for you. Additionally, some rentals also need to be licensed by the State of Florida.

What you need to do if you have a short-term rental

The Town of Baldwin, Jacksonville Beach, Atlantic Beach, and Neptune Beach are separate cities within Duval County. Jacksonville Beach has its own STR licensing requirements — additional to those above. Atlantic Beach and Neptune Beach generally prohibit short-term rentals — check with those cities before listing your property.
